I’m getting ready to build a sex room. What are my “must haves”?

Wipes and chains? Lol sorry I couldn't help myself.

Cardboard cut out of Guy Fieri with neon Welcome to Flavor Town light. Trust me.

A comfy chair or two for pre/post sessions. Drinks fridge. And then it starts getting to space, *** and interests: paddles are cheap, spanking bench is larger and more expensive, vacuum bed may not be to every partipant's taste etc.

Ceiling mounts for a sex swing and wall and floor mounts for restraints

Display case for all your toys and equipment.

It really depends on what kind of play style you have. But big things for most people would be anchor points and an organizational system for tools, toys and clothing. I also have “dirty bins” for toys, towels, sheets or clothes that need to be cleaned and disinfected. I’m a huge music guy so my play room has a great sound system. If you’re planning on spending a good deal of time in there (perhaps for aftercare) you might want to create comfortable ambience with art or lighting. You may want a mini fridge for easy access to hydration, snacks or temperature play (ice cubes etc). You may want first aid equipment, a 911 tool / safety scissors tool to cut any rope. Also depending on location you may want to add sound proofing haha. It really depends on how you’re planning on using the space.

A floor that’s easy to clean and won’t be damaged by liquids/fluids.

Good temperature control.

Adjustable lighting.

Going with polished concrete, lots of LED lighting on dimmers and color changing.

Sound proof .

I live alone so that’s not really an issue.

Ceiling and wall mounts already in the plans. Hadn’t considered floor mounts. 🤔

All great suggestions! Was planning on the fridge and I’m super into organization and love the “dirty bin” idea. Also including a sink in the room, polished concrete floor. Soundproofing isn’t super important as I live alone.

Good morning from the UK.
I guess my opening question to you, would be - what kind of ‘sex’ do you want to have ?…

Sounds simple - I know, but you may have limited space.
Impact play / Sensory Deprivation / Penetrative sex / all command certain types of equipment. I build authentic schoolrooms for people, using authentic age related equipment - so roleplay again can require specialist equipment.

Zoning a playroom is important too. If you are fitting ceiling and floor shackles, you don’t want that play area compromised by other furniture, if you want room to use a bullwhip - for example. Use recessed floor mounts if you can - otherwise you create trip hazards - and, if you want to move a piece of furniture, they may interfere with positioning if they are not flush.

I may not have suggested any particular furniture - or toys yet … but hopefully I have helped you to think about the space - and how you want to use it for starters ?

I’m happy to suggest specifics if you would like to let me know what you plan to do with your space - and how big it is …

Best wishes…
DarkArts.

@kcred1892has an excellent point. Your ceiling, wall, and floor anchors MUST be anchored into studs. NO drywall anchors.

Simple adjustable ambient lighting, and a table top goose neck spot light are another consideration.
